The Ultimate Handyman offers several programs to make sure your property is in prime condition for market or move-in. We help sellers reduce time on final walk-through claims and help buyers get their new property in shape and on time.

Home Operations Orientation: Did you ever wish your house came with a manual? Now it does. Specially suited for older homes – but appropriate for any property – this program starts with a pre-close interview with the seller and a walk-through inspection. The previous owner details the property’s repair history in preparation for the new owner…and for the new owner, receiving that information is just like the all-too-rare relief of getting complete service records on a pre-owned car. The Ultimate Handyman collects information on the house’s plumbing, gardening, air conditioning services; locations of shut-off valves; models and serial numbers of major appliances; and more. Whatever is there, we will document it.

Periodic Maintenance: Regular upkeep may very well be the most important aspect of property ownership: Just like your car and your body, your building needs recurring tune-ups as well. Our regular check-up includes heating and cooling systems; sinks, drains, traps, and plumbing; interior and exterior doors and windows; patios and decks; and water heater GFCI-protected outlets. Our regular maintenance includes changing furnace and AC filters; adjusting cabinet doors, entry doors, and windows; replacing batteries in smoke alarms and carbon monoxide detectors; and lubing overhead garage doors and hinges. And of course we can set up a specific checklist of items to track on your particular property.
